March 2010 (Talk by Barry Howard)

My name is Barry Howard and for the last 6 years, I have been privileged to serve as your Capital Campaign Chairman and I’ve participated in helping to develop the strategic plans to get us to Holy Spirit Parkside. The Capital Campaign Team focus’ on “Collecting” the Gifts from our community and much of it is the “Income” or Treasure side of the Plan. I’m here today to say “THANK-YOU” and to “CONGRATULATE” you on a job well done. So don’t rush off………..

From a treasure perspective, our faith community has given in excess of $1.3 Million to this 3 year campaign and we ARE on track to exceed our pledges and goal of $1.7 Million by year end. When we combine the first campaign of $1.2 Million along with the sale of this property, the NEW Spirit I facilities and land we will be occupying in just over a week are paid for; and as we look out the windows from Spirit Hall and watch the new Church Building be erected over the next 9-10 months, we can see what our gifts of Time, Talent, and Treasure are supporting…………….So we are not done quite yet……….

I’ve been a member here for 17 years, and this ground has personal meaning for me as for many of you. So, in preparing for this talk, I looked up on the internet the word “Church” and I found basically that the word has 2 meanings. “ASSEMBLY” (Which is what we are here about today) and “BELONGING TO THE LORD”. So “Church” means “US”, “OUR” Faith Community, all of us together and even AFTER and continuing beyond our Official Weekly Eucharist. When I added “Universal Church” to this; I saw words like Infinity, Never Ending, NOT LOCAL, but GLOBAL………and not just for This Time, but for all time……….So when I reflected on this move and the last several years……a Growing and Living Faith Community for this Generation and the Next Generation………those thoughts came to life for me…………That’s BIG………and a reminder that this isn’t just a “Facilities Improvement Project” of building’s, money and timelines…………This is bigger than Me and you and US…………

A few weeks ago, I heard a talk by a fellow parishioner that described the major events and milestones of our Parkside growth, and he ended each sentence with “I THOUGHT THE HOLY SPIRIT HAD SOMETHING TO DO WITH THAT.” In that talk, there was a long litany of how the HOLY SPIRIT was and IS GUIDING US. My parting thoughts to you today is that “These Days” are much bigger than US…………and as we WITNESS our new Church Building grow over the next 9-10 months, we can rest assured that that “THE HOLY SPIRIT HAS EVERYTHING TO DO WITH THIS…………..……

Thank you Father

"Our Journey to Parkside" Talk number nine. Spirit I is now completed. You may clap.

The last time I talked was on September 13th just as we started to construct the concrete curbs and sidewalks in preparation for the asphalt base paving for the boulevard and parking areas. Spirit I is completed, less a few punch list items. Safely, with Quality, as a Green and Smart facility, for the approved budget, that was Cost effective, and one month ahead of Schedule. We will attend the last Masses here on February 28th and then process that afternoon out to 4754 Smallhouse road. No longer will we need to use the word "Parkside" to differentiate between locations. We will then be sitting in the Spirit Hall for all our Masses until the Church is completed in time for Christmas THIS year. Lets all continue to pray, so that this can happen. All I want for Christmas is a new Catholic Church.

You will be able to watch the Church as it is being built though out the year. My talks will now become obsolete, because as sidewalk superintendents, you all will become as knowledgeable as to "what's going on" as you care to be. All you will have to do is just look outside and see for yourself. I will not indulge you again with another informational talk unless there should be a populous demand. So let Father Jerry or Father Ray know, or not. It's up to you.

We are moving! Father Jerry and Father Ray have already moved into the refurbished rectory last week. Charlie Gries and his band of volunteers have done an incredible job. They will complete the patio and deck and outside areas of the rectory this Spring. The Parents Day Out program has just moved and will begin operations at 4754 Smallhouse road starting this Monday. In two weeks the Staff and the HSCC daily operations will also be moved. Very soon we will all find out just how well we did, as our dreams and wishes and building plans now have become a reality. I hope everyone will enjoy the larger, new and many different kind of spaces that are meant to energize us toward greater ministries and outreach to our community. Our mission was to build for the future of our Catholic faith.

However, our work will not be finished when construction of the Church is completed this year. It is just the beginning. We have made the commitment. Do you remember when I first spoke about commitment back in May of 2008. That was talk number 2. Time flies bye, doesn't it. It was about eggs and bacon. That the chicken is dedicated to laying eggs but the hog is truly committed and that we needed to be more like the hog than the chicken. Well our commitment to follow through on a long term basis to retire the debt for having a new church is important to strengthen.

A very important contribution to help retire this debt will hopefully come from how we plan and develop for the future usage of our property. Approximately 20 acres could be developed in such a manner as to help pay for the Church. The HSCC is not going to sell any property; but is interested to develop Catholic housing in a community setting that may be rented and/or sold possibly along the lines of a Condo type of organization. As a starting point this preliminary concept will need to be defined and a strategy developed with a business plan to accomplish this kind of venture. In other words we are starting from scratch.

A Leader willing to undertake this challenge is now sought. This would be a long term commitment for someone to chair and form a Property Planning and Development Committee to make all this happen. If you are available to provide our Church this kind leadership please contact Father Jerry. Several strong Leaders have gotten us this far, now HSCC needs another committed individual to complete the Journey. So if you hear his voice; please go see Father Jerry!

Don’t forget to talk to Brian Clements our LEED leader and Joe Meyer of SMD our Project Construction Manager. Property Purchased for a Second Entrance into Parkside

The Holy Spirit Catholic Church has just purchased an additional 18 acres of land along our northern Parkside property border extending to Smallhouse road. Mr. Owen Lawson listed his property, including a small farm house, for sale in late July 2009. Our interest was immediate, as his property could now provide the only solution to our church entrance and egress traffic concerns. A 24 ft. wide roadway suitable for two way traffic would be constructed from the Smallhouse road heading east to the Spirit I loop road. Also this property would provide an important buffer from possible close future development. All the trees and meadows behind our Church are now ours to enjoy as part of our expanded backyard of gardens and walkways. Our church and diocesan leadership strongly considers this acquisition as a valuable investment for the future that must be made now or possibly lost forever. The total cost for the 18 acres of land is $360K, that equates to $20K per acre. That is 50% less expensive per acre then the original 2004 purchased cost of Parkside. This opportunity was only made possible and affordable from the cost savings generated from the lower Spirit II contract awards. Without these off setting cost savings we could not have taken advantage of this fortuitous opportunity to gain a second entrance and to protect our property from close development by others.

Parish Council Agrees to Build the Church NOW!

Oh My! Its hard to believe that a little over a year ago we had just started to explore the feasibility of completing Spirit II (the Church) just after Spirit I. The original plan was for this to happen, however, due to strict Diocesan lending rules, increased Spirit I cost estimates and our Parish revenue campaigns not being as robust as planned; the Church design and construction would now have to wait for many years. This situation prompted us to prepare a new business plan that proved building both Spirit I and Spirit II closely together would not only save millions of dollars, but it would also require the Dioceses to allow Holy Spirit to borrow money as you would in buying a house. Permission to borrow money from the local banks on a long term basis was approved by the Diocesan Administrative Committee and endorsed by Bishop John McGraith in April 2008. Before committing ourselves to a long term debt obligation, the Church leadership deliberately waited until now, to make the final borrowing decision after we had more accurate cost estimates for both Spirit I and Spirit II. Spirit I is estimated to cost $6.044MM and Spirit II is estimated to cost $7.3MM. These costs are now "Caped" as a Not To Exceed total budget number of $13.344MM. We will be moving into Spirit I during January and February next year. We will hold four Masses as currently scheduled each weekend in the new Fellowship Hall until the Church is completed in November 2010.

Scott & Murphy completed the Spirit I concrete foundation work during February. Interior building underground plumbing by the Lyons Company and the electrical work by Diversified Electrical Company was started March 3, 2009. Concrete floor slabs will then be placed this Spring in preparation to begin framing the walls. The underground main power feed and building gravity sewer line will also be installed during March. The Geo Thermal Well Field has been awarded to Geo Earthworks Inc. and is scheduled to start work in mid March. Scott Murphy and Daniel have also mobilized on site as our Construction Manager in preparation to coordinate over seventeen Contractors.

All Contracts have been awarded with a total commitment value in excess of $4.4MM. These lump sum bids in total came in below our Construction estimate and very close to our approved budget. Further cost saving opportunities will be pursued with the Contractors as material submittals and alternate work suggestions are explored. A cost report showing each of the Contractors awarded amounts verses our construction estimate and approved budget can be viewed on this webpage and on our Parish Hall Bulletin board. These costs will be forecasted each month to show trends toward the actual final cost of Spirit I.

The Smallhouse roadway improvements are being designed by Warren County during February. The County intends to advertise this work by March 13th and subsequently make an award in support of starting work in April. This work is planned to be completed by May. During this roadway construction we will complete our Spirit Boulevard entrance and remove our temporary construction entrance as it currently exists. In addition we will coordinate the installation of the force main sewer, water and gas utilities onto Parkside. The force main sewer work is currently out for bids and the award will be made in March for this work to proceed accordingly.

The Spirit II (the Church) design development phase is scheduled to complete during March 2009. The completion of the Spirit II construction documents will be phased to support a continuous construction effort as it is rolled over from Spirit I. It is intended that most Spirit I Contractors will have their Contracts amended to include this Spirit II work as it appropriate to do so. This will maximize cost saving opportunities as it would help provide extended competitive pricing, eliminate mobilizations, retains best craft workers, reduces overhead as the work would overlap. The start of the Church foundations could begin as early as June 2009.

Spirit I Site Grading Nearing Completion and Concrete Work Awarded

The site rough grading of Parkside is now nearing completion as storm water piping, topsoil, hydro seeding and base rock for roadways and parking areas remain. Recent rainy weather has caused delay of work progress; however, the Spirit I construction area is ready for building foundation work to begin as scheduled. A construction schedule is posted on this webpage and on our Parish Hall bulletin board to view.

The concrete bid package for Spirit I was awarded to Scott & Murphy November 12th. Their Contract price was $25K below our Construction Estimate. Half of this under run was due to Bowling Green Concrete Company's generous price reduction. Scott & Murphy will perform this work directly for Scott, Murphy and Daniel (SMD) our Construction Manager. We anticipate starting the concrete footers and foundation walls as soon as we obtain our Concrete Work permit in early December. At this time SMD will also mobilize on site with their site superintendent.

Bid packages for all the remaining work for Spirit I was issued by December 2nd with lump sum bids received and awards made throughout this year. Our final Construction estimate has been established at $6.253MM as compared to our approved budget of $6.044MM. This is about $80K less than what we forecasted in July. The lump sum bids that are received this year, will become the basis of the Guaranteed Maximum Price (GMP) by SMD. We anticipate the GMP that is established in January 2009 will be closer to the budget and the actual cost of Spirit I comes in at or below the approved budget of $6.044MM.

In our continued efforts to have Spirit I become LEED certified, we have retained the Facility Commissioning Group (FCG) as our Commissioning Authority. They will work closely with our Green Team lead by Brian Clements to commission our building. FCG has already reviewed our design and found it to be supportive of the LEED criteria for certification. A big step will be taken very soon, when we submit our design to the United States Green Building Council (USGBC) for their first review. A positive response from them without necessitating further significant expense for compliance will then be our answer to proceed forward and gain certification. Should the USGBC response be one that would require a greater additional cost to the Project than we would need to resolve ourselves to being LEED "Like" but still Green. With FCG on board I can not say anymore, "That this is new to all of us" as FCG are experts with several successful LEED certified Projects completed in the Louisville area. It is however, new to South Central Kentucky and we want to show that we are good stewards in conserving energy and being respectful to the environment.

Excellent weather has allowed the earthwork to proceed as scheduled. Concrete building foundations are now planned to begin in late November, slightly ahead of schedule, as soon as our building permit is received from the state. A construction schedule will be posted on this webpage and on our Parish Hall bulletin board to view.

Parkside will be a "Green Project". We are trying to become recognized by the United States Green Building Council (USGBC) as being LEED certified. We have found a leader in Brian Clements which just happens to be a LEED Approved Professional. Brian will lead the " Green Team" which is comprised of parishioners that want to help the Project Team to build Green. This is new to all of us. It is new to South Central Kentucky. We want to show that we are good stewards in conserving energy and being respectful to the environment. Spirit I is now registered with the USGBC so we can formally begin this process. Our construction design will be formally reviewed by the USGBC during November to assess the feasibility of Spirit I becoming certified. It is our understanding at this time that we do have a satisfactory green building design.

Parkside Gets Ready for Construction

The Design Development phase for Spirit I is now completed with final construction drawings now being prepared by BCDM. Also the civil engineering design required for the Site Development Plan is now issued for Construction in support of going out for bids and performing the Site Rough Grading work package. The scope of work for this first bid package is to grub and clear and rough grade the entire Parkside construction site ready for building foundations, and to install all the site environmental structures and the complete storm water piping system, and to establish all roads and parking areas with the base stone course. This work is planned to start following the Ground Breaking Ceremony in mid September and to complete by early November. Our expensive off-site sanitary sewer force main and the on-site underground utilities will also be installed later this year. All Spirit I construction drawings are scheduled to be completed ready for bids by early October with foundation work beginning in early December.

Spirit II Building Plan is in Development

Eight months ago the PPSC started working on the Spirit I Building Plan. Now we begin again with Spirit II, working toward an eventual construction start date of July 2009. Where does the time go? TORCH has just completed their work for the Master Plan which will be included as part of the Parkside Building Plan. This is where PPSC gets on board and starts developing budget evaluations to better understand the scope of work to be implemented. We plan to re-issue the Building Plan in September adding the Spirit II Master Plan and updating Sprit I through the Design Development phase. The actual design of Spirit II is planned to begin by BCDM in October 2008 immediately following the construction design of Spirit I.

Spirit I Budget Adjusted

The March 2008 Budget for Spirit I was approved for $5.6MM. This budget challenged us to proceed without the need for an escalation allowance and to absorb the cost of the Youth Center. Escalation in March 2008 was not a factor, and if required it then could be addressed. The Youth Center was to be located in the house basement; however, this was found to be unsatisfactory as the house is primarily to be used as a rectory. The March budget also included the costs for removing the six (6) sacramental windows from our present Church to be later installed as part of Spirit II. The budget to do this was offset, at the time, from the savings in not having to make any Smallhouse roadway improvements. A February BWSC memorandum (see this document under the design tab) validated this assertion.

In addition, the budget does not include any Spirit II (Church) construction costs that would need to be completed as part of Spirit I. These costs will directly help reduce the Spirit II budget and will help reduce the overall costs when designed and constructed together. Our Business Plan stated that we should anticipate over $2MM of these kind of cost avoidances. Future Project Change Notices (PCNs) will be issued to formally document cost reductions and budget adjustments as necessary to keep the current budget updated. As an example, another PCN will soon be issued regarding the HVAC system, as significant costs will be directly associated with Spirit II, but completed as part of the Spirit I scope of work. This would increase the Spirit I budget but decrease the Spirit II budget and overall Project costs.

On August 4, 2008 the Budget was formally approved to be adjusted to $6.04MM by the Parish Council as recommended by the Finance Committee. The budget increase was documented by four (4) PCNs which can be viewed below.

PCN # 1 - Budget increase to include a 1,388 sf Youth Center per the Building Plan

PCN # 2 - Budget increase for the increased size of the Spirit I restrooms to accommodate Spirit II facility requirements. Spirit II will share Spirit I facilities and will now avoid the requirement to build these restrooms. This an overall project cost savings.

PCN # 3 - Budget increase to help compensate for escalation @ 5 % of direct construction costs per the Business Plan rate. Energy costs are now driving the current cost of materials in excess of this rate.

PCN # 4 - Budget net decrease to transfer the cost of the sacramental windows back to Spirit II and to retain a portion to pay for our share with the County on a 50 / 50 basis to do the Smallhouse roadway improvements, which are now part of the conditions of our "Conditional Use Permit".

Parkside property is approved for use!

Holy Spirit Catholic Church was granted a "Conditional Use Permit" on July 24th. We are now able to keep our agriculture zone classification and operate a Parents Day Out program up to 100 children. The vote was unanimous by the Warren County Board Of Adjustments. We have 13 conditions that we have agreed to, which centered on Smallhouse road safety. The cost of these roadway improvements will be shared by Warren County as agreed to by Judge Buchanan and Magistrate Kaelin last June 26th.

Now its all about obtaining work permits in a timely manner. Our detailed site grading design is 95% complete and we will be going out for competitive bids by mid August. We plan to push dirt the week following our Ground Breaking Ceremony that is scheduled for September 10th. All building permits are needed to be approved by December 1, for us to start Spirit I building foundations.



Parkside Begins To Become Active

A huge amount of work has taken place since May with Parkside beginning to see changes during the summer months.

The house is rented again, which will help offset costs for exterior repairs and maintenance. The barns will be removed at no cost to us during the next two months and WKU will repair the exterior fencing and pasture their horses during the summer. The interior fencing is now being taken down and hopefully enough good fencing can be secured to reuse as we have planned. Charlie Gries is providing leadership for all existing structures. Dry Wells at the detention pond locations will also be installed this summer. These wells are required to insure water is not retained, but only detained. The detention ponds will be sloped so they can be maintained as part of the landscaping and not to become rutted with weeds.

The off-site Utilities and Parkside zoning efforts continue in earnest, lead by Donnie Cook. We met with Judge Buchanan, Magistrate Kaelin and Warren County Planning and Zoning on June 26th to discuss our new entrance onto Smallhouse road. Although our Traffic Study did not impose any roadway improvements the P & Z engineer that approves our Traffic Study now requires turning lanes to be constructed as a precautionary safety measure. We agreed that safety was an issue that must not be compromised, but should not solely be the responsibility of Holy Spirit. To that end the County has agreed to foot the bill for half of the turning lane costs estimated to be approximately $125K. The County will design and have contracted the necessary Smallhouse roadway work during late 2009 and early 2010. We feel that this agreement with the County will give us a strengthen position for approval of our Conditional Use Permit during the up coming hearing scheduled for July 24th.

Our meeting with the community last June 18th at Parkside went well. We feel the neighborhood is in support of wanting to preserve the zoning classification status quo and of our site layout plan.

Immediately following obtaining our Conditional Use permit we plan to submit our environmental site plan and storm water design by Michael S. Evans P.E., P.L.S. to the County for our Site work permit. The Rough Grading bid package is planned to be issued and awarded in support of pushing dirt just after the Ground Breaking Ceremony scheduled for September 10th.

Water and gas utilities still remain as no expected problems. The expensive sewer line is still expensive. We will go out for bids to install the sewer line and grinder pit during August.

We just concluded our second Project Team Meeting on June 30th. We reviewed the first cost estimates of the Project provided by SMD based on the current schematic design documents. Unfortunately they are appreciably higher than our budget. Do you think this current energy / oil thing has anything to do with it? This is when the non-essential items like irrigation systems and dumpster enclosures etc become Parish Projects to be completed outside the budget at a later time when donated funds become available. In fact, we would have been surprised if the first raw estimates were not higher than expected and not challenged as we have accepted additional work scope (youth center & the Spirit II restroom requirements) and the approved budget did not include allowances for escalation and/or inflation. Value engineering and Parish Project work scope assessments are currently underway to narrow the anticipated budget overrun. The very best recommended cost effective design and forecasted costs will be reported next month to the Parish Council.

BCDM our architect is now working on the Design Development phase of the Project. Very soon the user groups will become active again to approve the details of the rooms to make sure that they will function as intended. We are closely following the Building Plan that was issued March 24th. You can view and download the complete 28 page Building Plan. See the design tab on this webpage. The Building Plan is planned to be re-issued in August to include all the latest changes and the Spirit II Master Plan developed by TORCH. BCDM is scheduled to begin Construction documents during August and complete in early October ready for bids.

During August and September a Spirit II budget will be developed and BCDM retained to start design work in October following the completion of Spirit I construction drawings.

In an effort to fully utilize our parish companies and not to over look their contributions toward possible cost savings we will be holding a Parkside Project Interest and Identification meeting. Again this only for Holy Spirit Parish based Companies. We want to make sure that our Parish companies are given every advantage and opportunity to participate. It is scheduled for Tuesday August 12th at Holy Spirit from 9:00am to noon.

The Journey to Parkside Continues

Time is flying by and the Parish will be breaking ground at Parkside in September! The Spirit-I Schematic Design, which includes the floor plan and building elevations, has been approved by the Steering Committee and is to be used by the Architect as the basis for starting the Design Development phase. Design Development is the second major phase of designing the Project and precedes the last, or Construction Design phase. From the floor plan, we now know the locations of Liturgical, Fellowship, and Office rooms, how big they are, and what their relationship is to other spaces in the building. With this plan we can now start to specify details related to the utilities, room finishes and amenities. Door, hall, and window locations, heating and air conditioning, lighting, cabinetry, communication and security systems, ceiling, wall and floor coverings etc. will be detailed for each room and hallway as the designs unfold. The Spirit-I floor plan can be viewed on our Web page and will be displayed on the new "Journey to Parkside" bulletin board in the hallway just outside the Parish Hall.

Preliminary architectural elevations of how Spirit-I, and the Church (Spirit-II), will look from several different angles or viewpoints are currently being worked on by our architect BCDM. "Hot off of the press," these fresh drawings will be available for your inspection at the Church picnic on Sunday, June 8th. While you are at the picnic, please stop by the "Journey to Parkside" table to locate the exact spots where your Church, Fellowship Hall, and even Father's office are to be built. Meet with members of the Steering Committee and Joe Meyer our Construction Project Manager from Scott, Murphy and Daniel. Share with us what you think of the project! /p>

The second Project Team meeting will be held June 30th. At that meeting, our Construction Manager will provide the first cost estimates for Spirit-I. Based on information from the completed Schematic Design, The Project Team will review these cost estimates. Our objective is to keep the total cost of Spirit-I within the approved $5.6MM budget. This initial estimate will then be upgraded continuously throughout the Design Phases until the final design is completed and ready to evaluate the actual bid pricing later this year. In July, the Steering Committee plans to report to the Parish how these initial Schematic Design cost estimates turn out.

Shortly, we will file for a "Conditional Use Permit" with the Warren County Board of Adjustment. A hearing is scheduled for June 26th that will, we hope, grant us this zoning variance. Prior to the formal hearing we will have a Public community meeting to announce our plans and seek input and support from area neighbors. Also, environmental and topographical design work has begun in preparation for obtaining the necessary permits and for the start of the rough grading work. We anticipate this earthwork to start in September. A curve re-alignment proposal for Smallhouse Road is also being prepared by our Civil Engineer BWSC and will soon be submitted to the County for corrective action.

The hay barn and large horse barn that are toward the rear of the property will be removed during July and August as they are located in the proposed construction area. Almost all the interior wooden fencing will also be dismantled and, if found reusable, included as part of the future Parkside landscaping and any remaining fencing will be made available for others. We did it!

We all did it! Father Jerry, the Staff, Parish Council, TORCH, PPSC and the Finance Committee. We supported each other and effectively worked together to have the Spirit II Business Plan approved by the Diocesan Administrative Committee and Bishop John McRaith last April 30, 2008. The approval we sought and was granted, boiled down to; Holy Spirit being allowed to borrow money as may be necessary to build the Church now. (See the "Cost tab" for the Spirit II Business Plan Summary) Now means as soon as it is most economical to do so. BCDM our architect will begin the schematic design phase of the Church as soon as it completes the design of Spirit I by October 1, 2008. TORCH must complete the Spirit II Master Plan for the Church no later than July 30th to support in this timing. A PPSC Building Plan based on the Master Plan that supports a realistic budget must first be developed and then approved. Our estimated cost for Spirit II that was used in the Business Plan was $6.7MM. If the budget is greater than our business plan estimate, that would cause the retirement of our debt to be appreciably lengthened from 15 years, than that variance would need to approved by the new Parish Council and communicated back to the Diocese. This must be accomplished prior to having BCDM's Contract amended.


The next hurdle would be in February 2009 when the Businesses Plan safe guards are enforced. Prior to amending the Construction Management Services Contract (SMD) and proceeding to build Spirit II we must have the GMP (Guaranteed Maximum Price) of Spirit I established closely to the approved budget and to have our pledge campaigns robust in the continued support of our ability to retire the debt within 15 years. If both of these criteria are found satisfactory, then the Parish Council will approve the PPSC to proceed and monies will be borrowed accordingly beginning in the fourth quarter of 2009. The start of the actual Church construction is currently planned to begin in July 2009 and be completed ready for consecration by November 2010.


The PPSC is committed! You just might start to see those hog button pins. Its up to us to now "Walk the walk" PPSC will provide whatever support to TORCH and the Church leadership as needed during the next several months as Spirit II Master Planning proceeds and revised campaign strategies are developed. Site Layout Plan Approved!

The first Project Team meeting was held April 12, 2008. Our architect Beringer Ciaccio Dennell Mabrey (BCDM) and our construction manager Scott Murphy and Daniel (SMD) met with the Parkside Project Steering Committee. At this meeting the Site Layout Plan was approved in concept with changes as noted. The Site Layout Plan is posted on this webpage and it will soon be shared after all the Masses, and be on display in the atrium and parish hall.

This is a significant step or milestone achievement along our "Journey to Parkside" as the approved Site Layout Plan releases many other pre-construction work activities to begin. This milestone was achieved on time and as scheduled in full support of the Project Summary Schedule. (See the schedule tab to view the Project Summary Schedule) Now BCDM can start the schematic design phase of the Project working on floor plans and architectural elevations. We can also start preparing to have Parkside zoning approved. Environmental and topographical plans can now begin and well as the completion of the off -site utilities design by BWSC.

Also during the Project Team meeting BCDM and SMD entered into the first discussions of how Spirit I will be constructed and of what kind of materials. This early agreement is very important so what is designed can be easily contracted and built without costly changes and delays. Early estimating by SMD will be performed to check the design as it is developed so that the Project stays within the approved budget of $5.6MM. Our next Project Team meeting will be in late June to approve the floor plans and basic architecture elevations as we proceed into the design development phase.

The "house" has been approved to be used as a rectory for the foreseeable future. The "house" will be also capable of hosting small day retreats and group activities to take full advantage of the backyard area. The "house" basement will be partially retained for storage. The barn adjacent to the house will garage outdoor equipment and also provide storage. The large horse barn and hay barns will be removed as they are located in the new construction foot print. Almost all the interior wooden fencing will be dismantled during July and August and reused as part of the Parkside landscaping and also made available for others to use.

We have a Construction Manager!

The Ink is still wet. As of April 3, 2008 Scott, Murphy and Daniel (SMD) and the Holy Spirit Catholic Church have signed the Contract to provide Construction Management Services for Spirit I at Parkside. SMD will immediately begin preconstruction work activities. The First Project Team meeting (Architect -BCDM, Construction Manager - SMD, and PPSC) will be held April 12, 2008. The preliminary site layout as part of the Master Plan will be reviewed at this meeting and then will be made available to share later this month.

Also the Spirit I Building Plan is now issued in support of the approved Spirit I Budget of $5.6MM. You can locate this entire document under the design tab of this website. The Building Plan is not the final issue as that is planned for August 2008. This issue is the latest Scope of Work; however, it is still being refined and parts especially concerning the "House" and Youth Center plans are still in a developmental stage. As these issues become firm they will be announced.

This is the second Sunday Bulletin article reporting to the Parish and follows the first informational address to the Parish following the Sunday Masses on March 8 & 9. Also, we just launched our new web page Journey to Parkside. There is an easy link provided on our www.holyspiritcatholic.org Website. There you will be able to see cost reports, schedules, design and construction articles and pictures of the work in progress as they become available. These items will be updated on a monthly basis. PPSC is actively engaged with other Church leadership groups finalizing budget numbers and developing work scopes for the new church complex. Father Jerry signed the Contract with BCDM our architect for the design of Spirit - I. BCDM is now preparing the first site layout drawings for Parkside. Soon we will actually have drawings to share. We are also very close to making a recommendation for award of the Construction Management (CM) Services Contract. The Construction Manager will actually build Spirit I and become part of the Project Team joining BCDM and PPSC. The first Project Team meeting will be held in April as the three parts become as one "Team." The Project Team will deliver Spirit - I: Safely, with Quality, Cost effective, and as Scheduled. During the coming summer, parish businesses, groups, and individuals that are skilled and interested in participating in the various Spirit - I work efforts will be notified concerning a formal qualification and selection process. The Traffic Study being completed by Barge Wagoner, Sumner and Cannon (BWSC) recommends that Holy Spirit does not have to pay for any Smallhouse roadway work prior to our occupancy of Parkside in 2010. BWSC are now working on our off-site utility requirements. It appears that a new sewer line costing about $150K should be our only significant off-site expense. Ground breaking by large equipment is planned shortly after Labor Day and structural work should follow by December of this year. The Spirit - I Scope of Work, which includes the Parish Hall, Catechesis, and Office areas, aims for an April 4, 2010 Easter occupancy at the latest. The Parkside Project Steering Committee (PPSC) plans to communicate building progress and developments to our parishioners on a regular basis. The Sunday Bulletin, "Breathe of the Spirit" Newsletter and our www.holyspiritcatholic.org website will be the principal avenues utilized to convey Parkside progress and developments. The PPSC has been very busy since mid-December getting organized and assimilating knowledge and data from TORCH. At this time, a new contract with BCDM, our architect, is being developed to accommodate a Construction Manager that will be interviewed and retained next month. A required Traffic Study was just completed by Barge Wagoner, Sumner and Cannon and we recently retained them as our civil engineering firm to research and design the utilities needed for our property. Very soon the first building layouts and land usage possibilities for our property will become available to share and review. This is an exciting time.
